Vallejo has some of the oldest housing stock in the Bay Area outside San Francisco, because this was a navy town from the 1850s and the shipyard across the strait on Mare Island drew a working population here for well over a century. The result is substantial Victorian and early twentieth century neighbourhoods where laterals are original cast iron and the earliest vitrified clay, in some cases well past a hundred and twenty years in the ground.
On the region's soft Sierra-sourced water those old iron laterals tend to corrode and lose wall section rather than build the heavy mineral crust that the same pipe accumulates on hard imported water in Southern California. That distinction governs the right service. Descaling restores a bore narrowed by mineral deposit; on a pipe that has thinned from corrosion it opens holes. We survey before recommending, and on Victorian-era laterals here replacement or lining is more often the honest answer than cleaning.
The waterfront and the low ground near the strait carry softer, compressible material and a shallow water table with a saline influence. That drives infiltration through any joint that has opened, producing lines that silt up on a cycle rather than blocking outright, and it accelerates corrosion in iron.
Back from the water the ground rises into clay-rich hills, where the mechanism changes to seasonal swell and shrink opening clay joints, with slope movement shearing pipe on the steeper lots and deeper runs raising repair cost. Postwar and later expansion on those slopes carries mid-century clay, some Orangeburg and modern plastic.

- •Some laterals here have been in the ground well over a hundred and twenty years
- •Soft regional water thins iron rather than scaling it, so descaling is frequently the wrong service
- •Waterfront and low ground near the strait have compressible soil and shallow saline groundwater driving infiltration
- •Clay-rich hills behind bring seasonal joint separation, slope shearing and deeper, costlier runs
