Santa Rosa has been rebuilt twice, and both rebuilds are visible in what is under the ground. The 1906 earthquake devastated this city's downtown, proportionally among the worst-affected places in Northern California, and much of the surviving historic housing dates from the reconstruction that followed. Those laterals are now well over a century old, cast iron and early vitrified clay, and on the region's soft water that iron tends to corrode and thin rather than build mineral crust.
The second rebuild is recent. The Tubbs Fire of October 2017 destroyed thousands of homes in this city, with whole neighbourhoods including Coffey Park and parts of Fountaingrove lost, and the reconstruction that followed means a substantial number of properties here now sit on new laterals of modern plastic. That creates an unusual situation within one city: century-old iron a few streets from pipe that is under a decade old, needing completely different approaches. It also means that on a rebuilt property, a recurring sewer problem is far more likely to be a connection or grade issue from the rebuild than material failure.
The Rodgers Creek Fault runs through the Santa Rosa area, so ground displacement belongs on the list of possible causes for older laterals, showing on camera as sideways offsets at joints rather than lengthways gaps.
The ground is a mix of valley alluvium with clay-rich soils in places, and the inland Sonoma climate gives a complete dry season followed by substantial winter rain, which drives the seasonal swell and shrink that works clay bell joints apart. Mature tree cover through the older neighbourhoods then supplies the roots.
